Groot Trash Pickup Delay

Due to the unsafe frigid weather this week, Groot is delaying trash pickup by 1 day in their service area  

Trash pickup for WL will be Friday, Feb. 1.

Buyers should receive these items from the seller:

  1. All keys including mailbox key (and mailbox number)
  2. Current Coupon Book for payment of monthly association fees
  3. Recycle bin
  4. Copy of Rules & Regulations, Covenants, and By-Laws. These documents are available to download here

Coupon Books – At closing, the previous homeowner should give you the current year’s coupon book. If you did not receive one, please contact the This email address is being protected from spambots. You need JavaScript enabled to view it. and a replacement will be sent to your home.  Information on how to pay your assessments can be found here. 

Insurance – All homeowners are required to have a Homeowner’s Insurance Policy that covers the interior as well as the exterior of your unit. The HOA also needs to be named on the policy as an Additional Interest Party so the HOA is automatically notified of renewals and cancellations. If you have any questions regarding the insurance requirements, please contact the Accounts Manager. 

 

Moving Out

Sellers must notify the WLHOA Board of intent to sell at least 30 days prior to closing. Please be prepared to provide the closing date. 

Items required to remain with the townhouse unit:

Coupon Books – Your coupon book should be given to the buyer at closing. If your coupon book is lost, please contact the Accounts Manager so a new book can be sent to the new homeowner. 

Information for Attorney – Your attorney will likely request a 22.1 Disclosure Form, a Paid Assessment Letter and proof of the HOA’s insurance.  The Accounts Manager can provide the 22.1 Disclosure Form and Paid Assessment Letter.  Our insurance agent should be contacted for proof of coverage via e-mail or fax at the following:

2019 Budget Approved

The 2019 budget was approved at the October meeting. The budget was mailed to each property owner in September.    

The monthly assessment will be $210 starting in January 2019. This is a 2.44% increase. Coupon books will be received the last week in December. Please remember to change your bill pay services to reflect the new amount. 

Site Manager

Mike Geise, of M.J. Maintenance, has been our on-site property manager since 2007.  Mike is responsible for day-to-day maintenance activities, coordinating contracts for major projects, answering hotline calls, and more.  Mike holds a current Community Association Manager license from the State of Illinois, and will continue to renew it every two years as required by law.

Warrenville Lakes responsibility for unit maintenance is limited to common grounds and portions of the exterior; but if you have interior issues, Mike is generally happy to evaluate a problem and can recommend an outside service or perform repairs through his company, M.J. Maintenance, and bill you directly.
